Many banks and mortgage companies are being forced to provide a form of bad credit mortgage for borrowers who currently face financial difficulty. In an effort to avoid default or a long, drawn out foreclosure, banks are beginning to comply with the governments Home Assistance Modification Program. This government backed program offers tax incentives and access to economic stimulus money if they will qualify a borrower for the modification program. Many banks were unwilling to accept the modification and were not forced to comply, losing hundreds of millions of dollars in stimulus money. Their reasoning was it would cost more to modify the existing loan instead of pursuing monies owed on the original financing. Realizing many borrowers would then simply abandon the mortgage and home, the banks began to understand that a modification would be the best alternative to foreclosure and ultimate repossession of the home. Pursuing mortgage alternatives was the more profitable method to pursue and benefits both parties.
The HAMP as it is known is a program to assist borrowers who are more than 90 days behind on their existing first or second loan. Nearly all loan companies and major lending institutions have the HAMP modification in place. It is essentially a method to refinance an existing loan that will face ultimate foreclosure if new terms and affordable payments are offered. Generally, HAMP does not include a borrower’s current credit score because of the hit the score took by the loan going into default. Although the borrower will have to provide standard documents such as income, assets and the home will have to appraised, the modification will ultimately lower the current payments and interest rate. It may also convert the existing financing from an Adjustable Rate to a Fixed Rate.
The information shows that a bad credit mortgage is available. Although the HAMP model is one method, it is not the only method. Many banks are now leaning towards providing their own loan programs without the help of the government that will help people who are struggling. This can be a huge step forward in correcting the current housing crisis.
